Avalon to build 123 new apartments off 495

METRO WEST DAILY NEWS – More luxury apartments will be coming to Marlborough Hills’ mixed-use development after the City Council signed off on the project Monday night.

AvalonBay Communities plans to market the high-end apartments to people over 55. The original 350 apartments built by the company several years ago are marketed to millennials and are almost completely leased.

The council unanimously approved a site plan review and a special permit to construct the new apartments. The project will include four clusters of two-bedroom townhouses (19 units) and 13 buildings with eight units (104 units), according to the application.

“These will almost definitely be the nicest units in the city,” said City Councilor Joseph Delano, chairman of the Urban Affairs Subcommittee, in an interview.

In 2011, Atlantic Management Corporation bought the 109-acre former Hewlett Packard campus located off Simarano Drive to develop a “live, work, play” concept. The campus has easy access to Interstate 495.

Marlborough Hills also houses GE Healthcare Life Sciences, Quest Diagnostics, Whole Foods headquarters, a 153-room Hilton Garden Inn and a Learning Experience Child Development Center daycare

Rental costs are expected to be about $2,000 for a one-bedroom unit and $2,800 for a two-bedroom. The facility will have amenities, such as fire pits, a barbeque area and storage, according to the application.

The layout of the facility is similar to a 250-unit complex Avalon is building in Sudbury. The developers dropped a plan for a 2,500-square-foot retail building for multiple uses, such as a small coffee shop or restaurant.

“I think they’re going to be a huge, huge hit,” Delano said. “We are trying to balance allowing some residential in our business park back there, which we think raises the value of everything, but we’re starting to get a lot of requests.”

He said the mixed-use development brings in about $4 million in taxes, which will increase in the coming years.

Avalon has agreed to pay the city $3,000 per unit to be used at the council’s discretion.

With the 123 units approved, no more housing units are planned for the property.
